Rolling Hills Estates Newsletter for July 2017
Dear Rolling Hills Estates members,
We apologize for the long absence in posting newsletters and progress updates. On the other hand, we continue working on making Rolling Hills the perfect place for your home in Los Cabos, through new home construction and infrastructure installation.
Construction of our model home, Villa Sonora, in Block 12, is in progress, and we expect completion by next month. Villa Sonora is a 1,400 Sqft living space home with a spectacular ocean view that you can gaze at from every room. Villa Sonora’s architectural design was inspired by the old houses of the Mexican South, combining the modern elements of a resort in a home that emphasizes relaxation and living. Villa Sonora, and similar homes, will be offered from $295,000 USD (home-site not included).
Our architectural and technical team has also finished construction of a breathtaking view home in Block 25. The design focused on integrating the Hacienda style elements with the desert and ocean scenery that strikes the eye as one enters through the natural stone and solid wood door. It features a 50 ft fully equipped Infinity pool, shaded terraces and roof top with pergola, hand crafted iron works and natural stone columns. This home is now occupied by its owner.
Villa Sonora Model Home to be finished next month.

Residence in block 25 already occupied by its owner.

The main entrance has also been finalized, and we continue working on infrastructure with installation of underground services, curbs and pavement.

We have received some inquiries about other developments on the Pacific side and we are happy to report that projects like Rancho Cabo San Lucas, an 834-acre community set along 1.2 miles of oceanfront property with a Signature Greg Norman Design golf course, are presently under development with the newest property in the Solmar hotel/timeshare portfolio, located within this community, opening in December 2017. Pueblo Bonito group also continues expanding with the addition of The Towers at Pacifica within the Pueblo Bonito Pacifica Golf & Spa Resort, as well as future plans for the opening of a St. Regis Resort (by Marriot) within the 1,850-acre luxury community of Quivira.
The Real Estate market continues to “steadily rebound” according to The New York Times article on International Real Estate published at the beginning of the year (House Hunting in Los Cabos, January 2017).
“ The Los Cabos housing market stalled after the 2008 global financial crisis, and the region suffered additional setbacks after Hurricane Odile in 2014. But the market has been steadily rebounding as new construction continues and demand for vacation homes grows, real estate agents say.
‘The market is attracting a lot of buyers — it’s very active,’ said Marco Ehrenberg, an agent with Los Cabos Sotheby’s International Realty. He said that sales volume increased by about 30 percent in 2016 over the previous year.
But the market still generally favors buyers, he said, particularly with properties below $2 million. ‘There are a lot of homes that were built six to 10 years ago coming to market,’ Mr. Ehrenberg said. ‘In these older developments you can still get deals.’
At the same time, there is healthy demand for ultraluxury homes, he and other agents say. One of the most expensive properties on the market right now is a sprawling private beachfront estate, asking $16 million, according to the Multiple Listing Service in Baja California Sur. The average price for luxury homes, though, is closer to $3 million, agents say.”
Keep in mind that at Rolling Hills Estates you can still get custom homes built at a reasonable price.
Los Cabos is also gaining attention as a sports destination, with yearly events such as the Mexican ATP Open Tournament, The Ironman Competition, and the recent Open Surf Tournament, according to Fiturca, the Los Cabos Tourism Board. The upcoming ATP Open Tennis Tournament will take place the first days of August with a total financial commitment of nearly $800,000 USD and the Cabo del Mar Ocean and Eco Park Village as the tennis headquarters.
