The Newsletter for Rolling Hills Estates
Greetings to all members of the Rolling Hills Estates family from this paradise called Cabo San Lucas.
The economic challenges of the last five years have transformed into a resurgence of building and development. With the stock market at an all time high and real estate making a major come back in the US, market conditions once again point to Cabo San Lucas as a hotbed for investment. Rolling Hills owners are well positioned to take advantage of the new market conditions. Rolling Hills Estates is just one of many developments that have swung into high gear with bulldozers and earth movers.
The winter edition of Los Cabos Magazine confirms our steady pace perception of the real estate market: Families and baby boomers are increasingly turning to Los Cabos and sales were up for 2013, according to the local multiple-listing service system. A further examination of the market here in Cabo shows that multimillion dollar properties and those under $350,000.00 are where the majority of sales exist. We are also seeing some movement in lot sales and raw land for the first time in five years.
At Rolling Hills we are confidently proceeding with the infrastructure including the new main entrance. In addition house construction on the second client owned custom home is well underway and we expect that construction on at least a further six homes will be initiated within the next three months. Following is a collage of pictures, pertaining to the work in progress, which are self-explanatory and we intend to update you every few weeks or so. The pictures relate to completing the area outlined in red and yellow on the map and this map will be included with future progress pictures until work in this area is completed. In the next edition of the newsletter we will also show some pictures of the new main entrance which is open for use but still a work in progress.

Construction work continues as well at other developments near us on the Pacific side of Cabo San Lucas. Work is under way on the new [Diamante’s] Tiger Woods–designed course, which will be named El Cardonal. The course will complement the existing Davis Love III Dunes course, named No. 58 in the world by Golf Magazine. And also Copala, the newest effort by the Pueblo Bonito group, is an ocean-view, gated, full ownership community within the Quivira (Sunset Beach) property currently in pre-sale. The luxury condominiums and single-family homes will afford views to the ocean and the Jack Nicklaus Signature course that is currently under construction.
A further bonus to the future development (and value) of Rolling Hills Estates is the imminent completion of the new highway from the San José airport to Cabo San Lucas as the entrance/exit is only about two miles from us. This road will substantially reduce travel time to and from the airport.
On the other side (Sea of Cortez) of Cabo, Querencia, started about a dozen years ago, went through some rough patches but is now under new owners, and is forging ahead with ambitious building plans. Future property enhancements include the development of a second golf course designed by Gil Hanse and a beach club located inside a secluded natural cove.
Another sign of changing (for the better) times is that two projects, which were halted when the USA economic crisis took its toll after 2008, have been restarted and construction there is in full swing. We are referring to the Chileno Bay project which previously was the Cabo San Lucas hotel, and the Playa Santa María project which previously was the Twin Dolphin hotel.

Construction on the privately funded JW Marriott Cabo San Lucas Resort started in the winter of 2012 and is anticipated to be completed by early 2015. The JW Marriott will be part of the 2,000-acre master-planned community of Puerto Los Cabos, which comprises a number of private residences, a marina, two 18-hole golf courses designed by Greg Norman and Jack Nicklaus respectively, restaurants, and retail space.
On the marketing scenario, FITURCA (Tourism Fund of Los Cabos) announced last February, as part of their marketing strategies, the hiring of several new national and international companies that will be handling new marketing efforts for the next two years. CIIC will be dealing with public relations in the US, and marketing for Canada
will be carried out by Anstice. Major luxury magazines have already run articles on this destination (Robb Report, Nov. 2013 and Vancouver Magazine, Dec. 2013).
And, although close to a two hour drive, Christine Walton (Wal-Mart Stores, Inc.), named the richest woman in the world by Forbes magazine, has chosen La Paz as her permanent residence. Los Cabos has also been selected as the site for major international events like the G20 Summit of world leaders, the Baja International Film Festival and the Ironman race at the edge of the world 2014.

Once again, we continue our efforts to make this project the place you and I have imagined. Cabo is still the perfect destination to accomplish such a dream.
